So, even though I have over three decades of residential real estate experience, most of it achieved here in San Diego California, if you’re expecting me to tell you definitively how the San Diego real estate market is going to come out of this unprecedented pandemic and economic calamity, not only can’t I give you the specific conclusion or even a well-informed possible Outlook, I cannot. Actually, I don’t believe there is any real estate professional who could with any certainty, tell you how this all plays out for the residential real estate market.

Just like most major businesses, the easiest way, and the fastest way to expand your business and influence in your particular market is through strategic acquisition. Just look at Google; they are the number one search engine in the world! Google bought Youtube in November 2006 for US$1.65 billion – YouTube now operates as one of Google‘s subsidiaries.
YouTube’s revenue in 2013 nearly doubled and is estimated to hit $5.6 billion according to eMarketer; others estimated 4.7 billion!
As a real estate professional in San Diego California, you most probably have a website. But take a look  at the traffic you’re generating from that website. From my own analysis, the majority of San Diego real estate websites just generate a couple of hundred unique views per month. To even have a chance of gaining one new client you need tens of thousands of unique views.

Now, I’m not saying to replace your site but that is a possibility. Why not acquire another local area site that is a lot more than just a domain name? Yes, a lot of our sites that we are going to be selling are up and running, but more importantly, they’re aged real estate websites. What I mean is that the majority of the sites that I’m selling are 11 to 16 years old! What that means is that you have a tremendous advantage over any new site that’s much younger than these. The reason is that most website professionals will tell you that the age of a website is a factor in the Google algorithm which determines your site’s standing, and standing determines your traffic.
Most of my sites are directed toward local San Diego neighborhoods. This is really the key to being successful with gaining Internet traffic. Plus, the majority of our real estate websites have specific local keywords within the URL of the site that helps with their rankings.
Lastly, most of the sites are already generating thousands of unique visitors per month! Now unique visitor is totally different from a hit. The unique visitor is one IP address visit counted within a 24 hour period. So, if you are going to look at one of the sites at 2 o’clock in the afternoon it would count as one unique visit if you go back a few more times during the same day you won’t be counted again if you’re using the same computer or cell phone. In order to be counted again, you’d have to return over 24 hours from the time of your initial visit!
Let’s look at this another way. How do most local real estate agents get super successful? In my humble opinion, the answer is they create a team and thereby even though the head broker gets the credit for the number of sales it takes lots of team members to create the huge volume these agents post about in the newspaper and on the radio.
So, why not do the same thing with your website? As I said before, sure you have one website but why not have another?
To recap, the clear majority of these sites are actually current working real estate websites, not just domain names! Also, most are generating over 1,000 unique visitors per month! Most of these websites are 11 to 20 years old! Lastly, most websites have YouTube videos that embed their URLs and drive traffic from YouTube to these sites.

Naturally, keep in mind that once these sites are sold . . . good luck on trying to find a similar aged, specific San Diego real estate websites that are already generating thousands of unique visitors per month!

So far, in 2016 San Diego real estate has shown double-digit appreciation! But, now with interest rates starting to move up, a new president about to take office, and San Diego real estate at a 10 year high, will 2017 see a continuation in our very strong local housing appreciation or will our home prices remain stagnant because of rising interest rates and are high affordability factor? 

Now, no one can really accurately predict the course of any financial market. But, it's prudent to get the views of real estate insiders so you can then determine your own outlook and what actions you might take to increase or maintain your Southern California lifestyle.

2017 real estate bubble?

2017 commercial real estate bubble?

It would seem that the signs are already in place  for a possible commercial real estate bubble in 2017.
Here in San Diego on a number of radio channels I personally heard commercials for investing in real estate trusts. These REITs that are being pushed in the commercials are based on commercial properties. This fact in and of itself would not be of major concern if I didn’t know about the other underlying problems in the commercial real estate market. But, personally don’t ever recall REITs being advertised on our local San Diego radio stations. I believe this type of radio advertising for REITs could mark the top of the expected bubble in commercial real estate next year.

Keep in mind this is just my personal opinion and naturally before you act on any major investment, whether real estate or stocks and bonds, it would be prudent to consult with your own financial and legal advisors..

Personally, this trail is a pretty easy trail though you should have proper footwear because it is a lot of loose material on the trail that can make it easy to slip. If you're not really confident enough to go across the plank is an easy trail right around.

2016 San Diego real estate forecast. I'd like to say that I've been in the residential real estate business for over three decades! But, I am certainly not an economic forecaster or financial advisor. What I am, is a California real estate broker. So, my forecast here is obviously my best guess of what might transpire in San Diego real estate 2016.
 

Many factors affect the economy as well as the residential San Diego real estate market. So, just use this opinion as just that, one broker's opinion. Before making a decision whether to buy or sell San Diego real estate one should consult with their own accounting and/or financial real estate advisors.

I'm not going to go over the points that I made in my forecast in this video. What I am going to say is that I feel that in today's climate it is extremely risky to use San Diego residential real estate as a speculation to enhance your financial portfolio.

As far as purchasing real estate to build up your rental portfolio, I would leave this concept to the professionals. One must understand that when owning residential income property this is a business that requires your utmost attention to not only ensure you are complying with all the legal requirements a landlord is responsible for, but also that your property is properly maintained.

I always say, that if you're a hands-on type of person and you buy a residential income property within a short distance of your main residence, you'll be able to do a lot of the necessary repairs and maintenance that could save you thousands.

But, before getting involved in San Diego investment residential real estate, it just makes common sense to me that one should invest in their own principal place of residence first.

In many desirable areas within San Diego California rents have been going through the roof during the last few years. So, if you can qualify, purchasing San Diego real estate in 2016 as your principal residence may still make lots of sense, even if home appreciation is flat in 2016.
